Staging Your Home: 4 Tips to Sell Your Home

The best real estate agents know that there is no magic formula for closing on a home — but they also know that there’s something you can do to dramatically accelerate your home-sale timeline: staging, the act of preparing a home for sale. Here’s four tips on how to stage your home so you can close quicker.

Declutter

The first thing a Sudbury real estate agent will tell you to do is to declutter your home. To declutter a home for sale is to remove everything you don’t want or need, and to open up your floor and wall space as much as possible. The idea of staging is to present your home “at its best,” and in such a way that your buyers can envision themselves living there.

Enhance the Curb Appeal

Curb appeal refers to how your home looks from the outside, and accounts for landscaping, color, and light choices. The National Association of Realtors suggests that 100% of landscaping costs are recouped during sale and 97% of all realtors recommend upping curb appeal when selling your home.

Create a Welcoming Entrance

The best real estate agents know you shouldn’t underestimate the entrance. Your home’s entrance is responsible for creating the first impression of your home’s interior, so consider removing items in your entryway that serve no visual purpose or aren’t eye-catching.

Focus on the Key Selling Features

Try to focus on your home’s best features, rather than the features you like the most. Not sure what buyers are after these days? The National Association of Home Builders has a report ranking home features from most-desirable to least desirable. It’s okay if you don’t have everything in the report — just focus on what features you do have.
